The number of single family homes sold in Memphis for the month of November 2012 at a 6.2 percent increase over November 2011. Additionally, the Memphis movers have learned that the median closing price for homes in the area was up 18 percent, at $95,000. Most of the November transactions involved existing homes, and new homes only comprised 60 of the properties that sold—down from November 2011’s 66 homes. New home pricing has also risen, with prices averaging around $283,000+ compared to November 2011’s $225,580.

For year-to-date sales, the city of Memphis has garnered $1.79 billion, which is a 19.3 percent rise from 2011’s comparative $1.5 billion in profits.


In a twist for the better, the need for employees in the Memphis area has peaked as plans to expand a Nike distribution facility in 2014. If expansions go on as predicted, the company could add over 250 positions. The Memphis metro area had an 8.4 percent unemployment rate this past September, despite many open positions at warehouses that the area struggles to fill. The Memphis Area Association of Realtors has reported that total sales for the region have increased for 9 out of the 10 months. A proposed Basel III provision would make lending extremely expensive for homeowners, despite low interest rates.

According to figures shared by the Memphis City Council this week, the amount of foreclosures in our area has continued to rise at about the same pace as the second quarter of 2012. Shelby County saw 4,176 homes sell from July 1-September 30–a figure that’s up from 3,556 homes in 2011 at the same increment. So far for 2012, a total of 16 percent more homes then sold to this point in 2011. The Memphis movers are optimistic that buyer confidence is picking up again, and that the economy and added jobs are fueling home buying desires. Home prices and total revenue are also both up in comparison to 2011.

The highest activity was generated this past quarter by Collierville county. Our of Memphis neighborhoods, Germantown East performed the best. The only area under-performing in the region is new home construction sales, where the change year over year was relatively flat.
